An accidental release of non-halogenated solvents resulted in impact to soil, groundwater, and surface water downgradient of a paint manufacturer. Because a large portion of the contaminant plume existed beneath a residential neighborhood, TriAD worked closely with state regulators to assess the potential for vapor intrusion into the homes. Beginning with real-time assessment of basements and crawlspaces using hand-held vapor monitors, and progressing to ambient and indoor-air time-integrated sampling, it was quickly established that residents faced no short-term risk from vapor intrusion. To assess long-term risk, TriAD performed active soil-gas sampling in the neighborhood, comparing results to EPA and Tennessee risk-based guidance. Further indoor-air monitoring by state personnel verified no long-term risk to residents. Although no unacceptable long-term risk was identified, state regulators requested that a long-term soil-gas monitoring plan be developed and implemented to demonstrate that soil gas concentrations are not increasing over time.
